I recently hopped on a call with someone I met in a Facebook group who said she was struggling with talking to motivated sellers.

My absolute favorite and the easiest way possible to generate motivated seller leads is this data service. It’s point and click easy. If you want divorce leads, you click a button that says “divorce.” Want foreclosure leads, you click a button that says “foreclosures.” Yes, it’s that easy! They have great customer service, a ton of training videos although it’s pretty intuitive and easy to use. You can also send postcards right to your leads immediately and skip trace them to find emails and phone #’s – all in one, super simple, easy to use place!
BEST investor and agent websites
for attracting motivated sellers
There are good websites, there are cheaper websites but there are NO BETTER websites. Look, here is the deal, Trevor is an investor himself. He KNOWS what key words matter. He KNOWS what content matters. He builds sites for agents and investors that work to get people to fill out forms and to find your website in the first place. They spend a LOT of time and money optimizing their sites and teaching you how to do the same so that YOUR website can be the first one to pop up when someone is searching to sell their house.

urces and marketing trends that are working NOW is a key component of success. If there’s one thing that separates a struggling investor from most successful real estate investors, they have systems for generating leads. They have processes that work like clockwork day-in and day-out. They measure their results, make adjustments and spend more time and money on the things that are working.
Driving for dollars app & training 
To this day I still love driving for dollars. Maybe it’s the jamming to tunes and alone time, maybe it’s the thrill of the hunt for a good deal. I don’t know, but I do know that it is 1000% easier in today’s times with apps like this than it was when I started with a large folding map, yellow pad and tax record card searches.
With this app, the gps follows you, you click when you see a house that you think needs a lot of work or is vacant, then another click and you have the sellers name, email and phone #. It’s crazy!
Putting Out Bandit Signs – Leave it to the Professionals
People love to hate bandit signs, but they work! We use simple crew to put our signs out for us. They have gps to show you exactly where the signs are and they send photos to prove they’ve done the installs.
When using bandit signs it’s a good idea to use a disposable phone number that you get through google voice or your phone system provider, like callrail.
https://www.truepeoplesearch.com/ and https://thatsthem.com/ – two totally free options for tracking down owners – this can be used for FSBO prospecting, driving 4 dollars prospects or anything in between. This is free and time consuming as you are looking up addresses and names one at a time, but if you have more time than money, they are both good options.
Batch Skip Tracing and Lexis Nexis are 2 paid skip trace companies. I use both interchangebly. I typically use fiverr.com . You will just create a free account at fiverr.com then do a search for “bulk skip tracing.” You will get a page full of over 1208 people who can do skip tracing for you for as little as $5 – meaning you can spend your time talking to sellers or finding more leads.
You send them your list of addresses (that you presumably put in your driving for dollars app and downloaded to your computer) and they will send you back the list with phone #’s and email addresses. Then, you start calling!

Most of the people who buy wholesale deals from me are rehabbers. Some are experienced, some not so much. This helps me learn how my rehabbers finish properties and what their budgets and timelines are like. It also shows support, which is always a good thing.
2003 was the first time I had ever heard of “buying real estate subject-to.” This was after being an investor for over 10 years.
I heard someone mention it as a concept and I was hooked on the idea! I did some research and found 2 people who were teaching it with recommendations that I trusted. One of them was William Tingle.
I bought William’s “course” which was basically a notebook (at the time) and it was less than $250. I was BLOWN AWAY by how thorough it was and by how he left NO STONE UNTURNED. It was very unusual since, at the time, most courses were costing $3500 + and left a lot of holes in the education so they could sell you coaching. William’s course was thorough, complete and contained everything I needed.
I began adding subject-to marketing to my monthly actions and the rest is history. 16+ years later and I’ve bought over 200 houses “subject-to” the existing financing. It’s a beautiful way to buy!!!

My friend and now partner, Rachelle Boyer, convinced me to do a podcast with her. And, here it is:
Let me back up a bit. A couple weeks into this crazy COVID-19 Pandemic and home isolation, Rachelle reached out to me to hop on a call. We are both local chapter leaders for WREN (Women Real Estate Network) – Rachelle in Seattle, and myself in Phoenix. We have monthly calls together as a team and have talked a few times outside of that, but in an effort to use the isolation time more wisely, Rachelle decided to start building stronger and better relationships.
We hopped on a call and talked for awhile and just really hit it off. Rachelle has been investing 5 years and considers herself somewhat new. She buys and holds virtually, in the Pittsburgh market.
